The east coast: family houses, the island's only golf community, and a town that works all year.
Santa Eulària des Riu is the part of Ibiza that functions as a place to live rather than a place to visit. The town has a marina, a long promenade, restaurants that open in February and the island's international schools within reach, which makes it the first choice for families moving to Ibiza rather than summering on it.
The property mix reflects that. Sea-front villas along the S'Argamassa and Cala Llonga coast, hillside houses above the river valley, and Roca Llisa — the only gated community on the island, wrapped around Ibiza's single golf course with private roads, tennis and a protected stretch of rocky coast. Buyers here weigh security, year-round infrastructure and schools as heavily as the view.
Filming in Santa Eulària means telling a longer story than a summer one. The morning light on this coast is the best on the island, so we open at sunrise on the water side, then spend the day on the parts a portal listing never shows: the walk to the promenade, the golf side, the drive to school, the shape of the day in April rather than August.
Our Roca Llisa production ran as a full film plus a vertical social set for the agent's own audience, which is increasingly what this market asks for: one shoot, two grammars, and material that keeps working after the listing closes.
