Real estate media in Santa Gertrudis

The centre of the island: restored fincas, flat farmland and the village everyone drives through twice a day.

The area

Santa Gertrudis de Fruitera sits almost exactly in the middle of Ibiza, which is precisely its appeal — twenty minutes to the airport, twenty to Santa Eulària, twenty to the north coast, and no dependence on a single beach. The village itself is a plaza, a church and a dense cluster of restaurants and galleries that stay open through the winter.

Property here is countryside property. Restored two-hundred-year-old fincas with metre-thick walls and sabina ceilings, contemporary houses built low into flat farmland, and family estates on several hectares of almond, olive and fruit trees. There is no sea view to sell, so value sits in privacy, land, mature gardens and the quality of the restoration itself.

That changes how we shoot. Without a horizon to reveal, the film has to build atmosphere from texture and light — lime walls at dusk, the pattern of shade under a pergola, water in an old irrigation channel, the drive in under pines. Drone work stays low and slow here, used to establish the size of the parcel and the emptiness around it rather than to perform.

For fincas and countryside estates in the centre of the island, a dedicated property website tends to do the heaviest lifting: gallery, plans, area guide and film in one link, so a buyer in London can understand a house that photographs quietly and rewards a walk-through.
