Port d'Andratx and the hills behind it: Mallorca's most established south-west address.
Andratx covers the south-western tip of Mallorca, from the working town inland down to Port d'Andratx and out along the coast toward Sant Elm. It has been the island's premium address for four decades, and the market here is mature: buyers know the streets, the orientations and which side of the bay holds the sun in winter.
Property splits between the port — contemporary villas stacked up the hillside, almost all built around a single wide view of the harbour mouth — and the countryside behind, where stone fincas sit on terraced land under the Tramuntana. Prices follow the view, but the more interesting houses tend to be the ones that also solve privacy, parking and shade.
Filming Andratx is about orientation. A harbour-view villa lives or dies on when the light hits it, so we schedule around the specific plot rather than the day: east-facing houses at sunrise, the western hillsides for the last hour, aerials timed so the port reads as depth rather than a flat blue field.
The Tramuntana behind the town gives an unusually strong establishing sequence — mountain, terracing, port, house — which is why we often open Andratx films inland and arrive at the property rather than starting on it.
