Dual Villas

The property

Dual Villas is not one house but two, set on a single parcel in the countryside above Es Cubells and connected by gardens, terraces and a private tennis court. The arrangement is unusual enough to be the whole story: one villa for the family, one for guests or staff, each fully independent, sharing land, pool terraces and a long view down toward the southern cliffs.

Architecturally the two buildings speak the same language — white rendered volumes, flat roofs, sabina timber, wide covered galleries — but they are set at slightly different levels, which gives each one its own privacy and its own horizon. Between them the land has been kept agricultural in feel: almond and carob trees, dry-stone terracing, and the tennis court dropped into a natural shelf so it disappears from the houses.

Es Cubells is the quietest of Sant Josep's coastal villages, a church, a cliff and very little else, and the estates behind it trade almost entirely on that silence. Buyers here are rarely first-time island buyers. They know the south-west, they know what a fifteen-minute drive to Cala d'Hort or Sa Caleta is worth, and they are looking for land more than square metres.

For the film we treated the estate as a single organism rather than two listings. The drone work carries the relationship between the buildings — rising from one terrace, crossing the court, settling on the other — while the ground coverage stays domestic and slow, moving through kitchens and shaded galleries at walking pace. The court was filmed last, in low afternoon light, because it is the detail every buyer remembers first.
