A gated community on the sea, east of the town.
Roca Llisa, Santa Eulària

Roca Llisa is the only gated community of its kind on the island — a private road network wrapped around Ibiza's single golf course, dropping down through pine to a rocky stretch of coast between Santa Eulària and Talamanca. The property we filmed sits on the seaward edge of it, where the fairways end and the land falls away toward the water.
The house is calmer than its address suggests. Long horizontal terraces, glass that slides fully open, and a pool set at the exact height where the water line appears to continue into the sea. Inside, the palette is deliberately restrained — pale stone, linen, oak — because everything that happens visually happens outside the glass. The result photographs quietly and films beautifully.
Santa Eulària is the family end of the island, and Roca Llisa is its most protected corner: security at the gate, no through traffic, golf and tennis inside the perimeter, and the town's restaurants and international schools a ten-minute drive away. That combination is why the community rarely appears on the open market and why buyers who want it tend to wait for it specifically.
Because the client was an agent building an audience as well as selling a house, the shoot ran in two layers. The main film follows the property in long, held frames from morning through to sunset over the golf side; alongside it we captured a vertical set for Instagram — short, quick, shot at eye level, cut to hold attention in the first second. Same house, two grammars, one production day.

Tell us about the property and we will come back with a scope, a shoot date and a plan for its own website.
